As the owner and sole inspector, I personally handle every aspect of your home watch. With more than 25 years in real estate, I bring experienced eyes, reliable communication, consistent care, and a genuine commitment to protecting your home as if it were my own.

Our home watch services are specifically tailored to address these conditions. Closely monitoring your home, we can help catch problems early before they become costly repairs. With consistent oversight and detailed reporting, you can feel confident your home is protected, even in your absence.
Exterior Property Inspection
- Doors and Windows - check locks and be sure there has been no forced entry or vandalism
- Air Conditioner - check that the condensing unit is functioning properly.
- Remove newspapers, flyers, and check mailbox
- Lawn and Landscaping - make sure sprinkler timers remain accurate and check that landscaping services have been performed.
- Make sure water main and all plumbing is shut off.
- Pool - check water level and condition
Interior Property Inspection
- Refrigerator & Freezer - check for appropriate temperatures
- Plumbing - flush toilets, run water in sinks, tubs, and shower
- Insects/Pests/Rodents - check closets, pantries, & cabinets
- Circuit Breaker Panel - check for any tripped breakers
- Air Conditioner - check that unit is running at desired temperature and that return filters are not dirty - replace if needed.
- Appliance check - visual inspection of water heater & power failure clock resets.
- Weather damage - check for leaking, mold, mildew, or signs of water damage.
- Smoke detectors - replace batteries in detector if beeping

Concierge Services
- $5/visit - Vehicle check, start/run.
- $30/visit - Meet service providers, repairmen, or open house for delivery.
- $15+cost of shipping -Mail forwarding
- $40/visit - Pre-storm check - Be sure everything is secure & closed up, bring in patio furniture.
- $40/visit - Open residence - set A/C to ideal temperature, light entryway, turn water heater on, plug in and prepare appliances.
- $60/visit - Alarm/Emergency Services - Will respond to alarm notification in as timely a fashion as scheduling permits.
